Render repairs in Bendigo.

Cracked, drummy or blown render does not always mean re-rendering the whole house. We diagnose why it failed, fix the cause, and repair the affected sections so the patch bonds and blends, then re-coat to hide the join.

First, why did it fail?

A render repair that does not address the cause is a waste of money, because the same crack comes back in the same place. So we start by working out why the render failed. In Bendigo the usual suspects are predictable:

  • Ground movement. Greater Bendigo’s reactive M and H-class clay swells and shrinks through the seasons. A rigid render with no control joints cracks along the stress lines. The fix is to cut and stitch the crack and introduce proper control joints so the wall can move.
  • Drummy render. Render that has lost its bond and sounds hollow when tapped. It will fall off eventually. We map it, cut it out to sound material, and re-render the patch.
  • Salt damp. The classic killer of render on Bendigo’s gold-era solid-brick homes. Rising moisture carries salt that crystallises behind the render and blows it off. The fix is to treat the damp and re-render in a breathable lime mix, see cement and lime rendering.
  • Rusting wall ties or lintels. Expanding rust behind the render cracks it from the inside. The steel has to be treated or replaced before the render can be made good.

How we repair it.

Once the cause is dealt with, the repair itself is straightforward. We tap out the whole wall to find every drummy area, cut the failed render back to sound material with clean edges, treat any steel or damp, then re-render the patch to match the existing thickness and key. Cracks are raked out, stitched where needed, and filled with a flexible compound rather than a rigid one so they do not simply re-open.

The last step is blending. A fresh patch never quite matches a weathered wall, so we finish with a texture coat over the repaired area or the whole facade, matching the texture and colour so the repair disappears. The result usually looks better than it did before it cracked.

Repair or re-render?

If the failure is localised, a repair plus a re-coat is far cheaper than a full re-render and we will always quote it that way first. If the render is widely drummy or the original system was wrong for the wall, a fresh acrylic render is the honest long-term answer. Why is my render cracking in Bendigo?

The most common cause is ground movement. Greater Bendigo sits on reactive clay (M and H-class under AS 2870) that swells in winter and shrinks in summer. That movement travels into the wall, and a rigid render with no control joints cracks along the stress line. Other causes are a poor original bond, rusting wall ties, and salt damp in older solid-brick walls.

What does drummy render mean?

Drummy render has lost its bond to the wall and sounds hollow when tapped. It is still in place but no longer stuck, so it will eventually fall away. We map the drummy areas, cut them out to sound material, and re-render the patch. Coating over drummy render just hides the problem.

Can you repair render without redoing the whole wall?

In most cases, yes. If the bulk of the render is sound, we stitch the cracks, replace the drummy sections, match the texture, and re-coat to blend. A spot repair plus a fresh texture coat is far cheaper than re-rendering. We only recommend a full re-render when the failure is widespread.
