Golden Square sits just south-west of central Bendigo, a settled suburb of older brick homes, gold-era cottages and mid-century builds, with newer infill on the edges. Golden Square has been part of Bendigo since the gold rush, and its housing stock shows it, from 1870s brick cottages near the old workings through post-war and mid-century brick homes to newer infill. That mix means the render job depends entirely on the wall in front of us. Sound but dated render gets a texture re-coat to freshen the colour; failed render gets repaired; old solid-brick walls get breathable lime render.

Like neighbouring Eaglehawk, the oldest parts of Golden Square have solid double-brick homes with no damp course, walls that were built to breathe. Sealing them in a hard modern cement render traps moisture and brings on salt damp, which blows the render off the lower wall. Recolour without re-rendering.
A lot of Golden Square homes were rendered decades ago and the render itself is fine, it is just a dated colour or chalking paint. For those, a texture coat over the top recolours the whole house and reseals it for another 12 to 15 years at roughly half the cost of re-rendering.
