How long does render actually last in Bendigo?

The honest answer is that good render outlives the person who paid for it, and bad render cracks before the invoice is cold. Here is what decides which one you get, in our climate and on our clay.

The numbers

Realistic lifespans on a Bendigo wall.

A properly applied acrylic render system on a sound Bendigo wall will give you 25 to 30 years of structural service, with the texture top coat needing a refresh at around the 12 to 15 year mark. The render itself rarely fails. What ages is the coating. Bendigo gets roughly 2,100 hours of sunshine a year, and a north-facing wall on a 40 degree February afternoon sits well above 50 degrees at the surface. That UV and heat load chalks and fades a coating long before the render underneath gives up.

Cement and sand render lasts 30 to 50 years when it is applied to a stable wall and kept coated. Walk the heritage streets of Eaglehawk or Golden Square and you will find gold-era lime renders that have done well over a century, because nobody interfered with them. Lime render is soft, it breathes, and it self-heals hairline cracks through carbonation. Modern cement render is harder and stronger, which sounds better and is not, on the wrong wall.

Texture coating over sound existing render gives you 10 to 15 years before it wants doing again. Foam cladding render, the mesh-reinforced system over EPS, sits in the same 25 to 30 year band as acrylic, provided the mesh was properly embedded and the base coat was thick enough. Thin base coat is the classic foam cladding shortcut and it shows up as mesh telegraphing through the finish within five years.

What kills it

Why render fails early here, specifically.

Five things, in the order we actually see them. Every one is a prep or planning failure rather than a material failure. Render that fails at year three failed on day one.

  • No control joints on reactive clay. Most of Greater Bendigo classifies as M or H under AS 2870, the residential slabs and footings standard. That means the ground swells in a wet winter and shrinks in a dry summer, and your footings move with it. Rigid render laid across that movement with no joints cracks along the stress lines within two or three seasons. Joints must line up with the building’s articulation joints, not be dotted about wherever they look tidy.
  • Cement render top-coated green. Cement render wants up to 28 days to cure, and in a Bendigo July with 12 degree days it wants longer. Coat it early and the trapped moisture blisters the finish off in sheets.
  • Render bridging the damp-proof course. If the render runs past the DPC and down to the soil, it hands ground moisture a direct path into the wall. This is the most common defect we find on owner-rendered and cheaply rendered homes.
  • Salt damp on old solid brick. The gold-era homes were built before damp-proof courses were routine. Seal one of those walls with a hard, non-breathable modern render and the rising moisture cannot escape, so it crystallises behind the render and pushes it off. See render repairs for what that costs to put right.
  • Coating over a chalky or drummy surface. A coating is only as good as what it grips. Over chalk, it takes the chalk with it.

The frost cycle deserves its own mention. Bendigo drops below zero on plenty of winter nights, and if water has found its way into a cracked render, it freezes, expands, and levers the render off the substrate a fraction at a time. That is why a hairline crack you ignore in May is a drummy patch by September. The crack is not the problem. The water it lets in is.

Worked example

Re-coat or re-render? A real decision.

A 1990s brick-veneer home in Strathdale, cement rendered when it was built, 165 square metres of wall. The render is 30 years old, the colour is chalky and tired, and there are two hairline cracks above the garage opening. The owner assumes the whole facade needs redoing.

It does not. We tapped the wall out and it rang solid everywhere except a 0.4 square metre patch under a leaking downpipe. So the job is: fix the downpipe, cut out and re-render the drummy patch, stitch and fill the two cracks, wash and prime the facade, and apply a flexible texture top coat. In 2026 that lands at roughly $6,600 including scaffold, against about $13,500 to strip and fully re-render the same house. The re-coat buys 12 to 15 more years.

The test that made the difference costs nothing: tap the wall with your knuckles. Solid ring across the facade means the render has kept its bond and you are in texture coating territory. Hollow or drummy patches mean the bond has let go and coating over it just buys two years. If you want the full range of numbers before you decide, the Bendigo rendering cost guide has them, and the maintenance guide covers how to stretch whatever you have got.

Render lifespan questions.

How long does acrylic render last in Bendigo?

A properly applied acrylic render system on a sound Bendigo wall gives 25 to 30 years of structural service, with the texture top coat needing a refresh at around 12 to 15 years. The render itself rarely fails. What ages is the coating: Bendigo gets roughly 2,100 hours of sunshine a year and summer wall-surface temperatures well above 50 degrees, and that UV load chalks and fades a coating long before the render underneath gives up.

How long does cement render last on a Bendigo home?

Cement and sand render lasts 30 to 50 years applied to a stable wall and kept coated. The gold-era lime renders on solid-brick homes in Eaglehawk and Golden Square have lasted well over a century where nobody interfered with them. The catch is movement: cement render is rigid, so on the reactive clay under most of Greater Bendigo it can crack within two or three seasons if control joints were skipped, and a cracked render admits water and fails from there.

What makes render fail early in Bendigo?

Five things: no control joints on a reactive clay site classified M or H under AS 2870; cement render top-coated before it cured; render bridging the damp-proof course or finishing below ground level; salt damp wicking up an old solid-brick wall with no DPC; and coating applied over a dirty, chalky or drummy surface. Every one is a prep or planning failure, not a material failure. Render that fails at year three failed on day one.

Is it cheaper to re-coat render or re-render the wall?

Far cheaper to re-coat, if the render underneath is sound. A texture re-coat runs about $30 to $45 per square metre in 2026, against $50 to $70 per square metre for a full acrylic render system plus the cost of stripping the old render off. The test is simple: tap the wall. A solid ring across the facade means it is a re-coat job. Hollow or drummy patches mean that render has lost its bond and coating over it just buys you two years.

Does a rendered wall need repainting or recoating?

Yes. The render is the wall and the coating is its raincoat. Expect to refresh the texture or membrane coat every 12 to 15 years on shaded south and east elevations, and every 8 to 12 years on the north and west walls that take the full afternoon sun. Doing it on schedule is the cheapest thing you can do for longevity, because an intact coating keeps water out of the render and stops the freeze-thaw damage our sub-zero winter nights cause.
